The Apartments at 31-81: Quality of Life Projects
The Quality of Life Project was established in shortly after the acquisition of 31-81 to improve upon the existing internal and external structures while also helping to reduce the carbon footprint of 31-81's residents. As part of the ongoing Quality of Life Project at 31-81, the following projects have been implemented, designed and completed.

 

Latest Projects and Updates

 

Second Floor Balcony Shade System 

New to 31-81 for 2008 - a custom white/heather beige ShadeTree Capri deck canopy. Installed by a licensed ShadeTree Canopy contractor this canopy is constructed with heavy-gauge aluminum supports and covered by three stretches of Sunbrella fabric that project from house to railing. These canopies block direct sun and cool the balcony surface. More on this here.

 


 

 
Backyard Re-Design Incorporating Heat Reduction Features

Backyard garden designed and installed by Andrew Brooks. Design also incorporates a Cedarshed Banf shed; a two person Adorondeck bench (from the National Wildlife catalog), solar hanging lanterns by Twilight Outdoor Lighting (www.twilightlighting.com - model CSNEE-41), an Envirocycle Composter and a blue Weber One Touch Gold (blue) grill. Energy Efficient Roof Installation
 

Utilizing a true white granule based roofing material, the roof on 31-81 now delivers both long-wearing reliability and energy savings to those living under it. Among other benefits realized after installation, the building is cooler in the summers, cleaner and as a result, consumes less energy. More on this here

  

 

Previous Projects and Updates

  • Upgraded all appliances in both apartments: Gas Ranges by Summit, Dishwashers by GE, Refrigerator by Whirlpool, A/C units by Samsung and Freidrich.
  • Installed new core systems for each apartment: twin 65 gallon water heaters, dual Enerjet Boilers, new wiring and dedicated circuit panels in each apartment.
  • New hardwood floors installed throughout apartment 1 and in the kitchen/living room of apartment 2.
  • Padded and Insulated Berber carpeting installed in the bedrooms, foyer and stairway of apartment 2.
  • Gas and heating systems upgraded by Mr. Rooter and tested at pressures 10x above Con Edison requirements.
  • New installation of French drains connected to a commercial grade pump in the basement.
  • Installation of energy efficient ceiling fan in the second bedroom.
